Project Description

Project consisted of new exterior upgrade and warmup to convert an existing 100,000 SF office building to a life science building.  Exterior scope involved a complete demo of the existing exterior curtain wall and installation of a new curtain system with View Dynamic Glass.  View Dynamic Glass has individual controlled insulation glass units that adjust tinting throughout the day to optimize the indoor climate and outdoor view.  Exterior improvements also included lobby overhang and structural modifications, new landscaping and plaster scope.  The building was also modified to include five large 20’x30’ skylights and structural upgrades to open up a 5,000 SF atrium in the second floor below the skylights.  Structural work to support the new skylights and atrium include new structural columns, beams and brace frames.  Interior warmup upgrades included new 5,000 lbs service elevator, new 4,000 AMP switchgear and mechanical rooms housing new house air compressor and vacuum pump.   A new 300 ton air cooled chiller and 450 KW generator was also added as part of the warmup .

Project completed under the Austin JB Pacific Joint Venture.
